How much does a garden room cost in Ireland?

Garden rooms start from €25,000

That's our starting price for a fully insulated, bespoke garden room — concrete base, timber frame, 150mm insulated walls, 40-year EPDM roof and electrics included, finished turnkey. It's a real starting figure, not a marketing number: most of the home offices and garden studios we build sit at or above this price once a client's actual size and spec is factored in. The only way to get an exact figure for your own project is a free site visit, after which we give you a fixed, itemised quote — never a vague online estimate.

What actually affects the final price

No two gardens or two briefs are the same, so no two quotes are either. The main factors that move the price up or down are:

• Size — a 12m² home office costs less than a 25m² studio or a multi-room garden annex.
• Glazing — bi-fold or sliding doors and rooflights add cost over standard windows, but transform how a room feels and functions.
• Electrics & plumbing — a home office needs sockets and lighting; a garden gym, treatment room or annex with a shower or kitchenette needs considerably more first-fix work.
• Interior finish — flooring, wall cladding and built-in cabinetry can be kept simple or taken to a much higher specification.
• Site access & groundworks — a sloped garden, a long cable run back to the house, or difficult access for machinery all add time and cost that a flat, accessible site wouldn't.

This is exactly why we don't publish a price list — it would either be meaninglessly vague or misleading for your specific garden. A site visit takes the guesswork out of it.

Why our quotes don't move once work starts

Every trade on a garden room build — groundworks, timber frame, insulation, electrics, flooring and cladding — is handled by our own in-house team. There's no subcontractor adding their own margin on top of ours, and no "we'll need to bring in an electrician" surprise halfway through. The fixed, itemised quote you receive after your site visit is the figure on the final invoice.

Garden room vs. a house extension

Many of our clients compared a garden room against extending the house before deciding. A garden room is typically faster to build — most take four to six weeks, against months for a structural extension — and you don't need to move out, open up the existing house, or live through a building site.
